The wait is almost over! We are absolutely thrilled to announce that Club Alamora will officially open its doors on May 19th!

 

This brand-new space has been thoughtfully designed to bring residents together, offering the perfect blend of fitness, relaxation, and community connection. Whether you're looking to work up a sweat, unwind in a serene setting, or socialise with neighbours, Club Alamora will be a vibrant hub for all to enjoy

 

As we count down to the opening, we also want to take a moment to share how your fee contributions play a vital role in maintaining the highest standards of service, safety, and convenience at the Club. Your support ensures that every visit is an exceptional experience, with top-tier amenities, well-maintained facilities, and a welcoming environment for all.

How Your Membership Fees Help

Prepare For Pre Opening


As we work toward the official opening, there are several important areas we’re investing in to make sure that your experience is seamless and enjoyable from day one. Here's how your fees are contributing to the setup process:

 

  • InsuranceA crucial aspect of any business is ensuring that both the facility and its members are fully protected. The membership fees help fund the insurance coverage that ensures the safety of the building, equipment, and all members using the space. This includes liability insurance in case of accidents and property insurance to cover any potential damages.

 

  • Technology and Computers: To provide smooth operations, we are investing in computers and technology systems that will support member inductions, facility booking and member management. This investment ensures that your experience is as easy and efficient as possible, from your first visit to every visit thereafter.

 

  • Contractor PaymentsWe've been working with a variety of contractors and service providers who are helping us with establishing the initial services from when the Club is handed over by the builders in late April. These include services such as utilities, cleaning services, security services, gym equipment hire (lease payments), pool maintenance & chemicals, etc. The fees will ensure we have the funds available to pay contractors/service providers for their work preparing the Club for its opening. 

 

  • General Setup Costs: Your fees will also go towards the Club's final touches. This includes everything from purchasing furniture (club office), first aid and pool safety equipment, safety signage, and safety inspection audits to ensuring that the Club is ready for the first member to walk through the door.

After the Club Opens: How Your Membership Fees Keep Things Running


Once the Club is up and running, these are some of the ongoing operational costs that will need to be covered to maintain a comfortable, safe, and enjoyable experience for everyone. Here’s a breakdown of what your fees will be used for on a regular basis:

 

  • UtilitiesRunning a facility requires significant utility costs. Your membership fees help cover essential services like gas, water, and electricity. These services keep the building comfortable and functional, whether it's heating the space, providing hot water for showers, or powering the lighting and equipment you’ll use.

 

  • Facilities Management Staffing: We want to ensure that your Club is staffed with the best team possible to help you with your needs. The Club will be staffed 70 hours a week, and the on-site team will be tasked with club operations, membership management, and contractor coordination. 

 

  • Security & Alarm Monitoring: The security contractor provides security patrols and alarm monitoring of the club. 

 

  • Cleaning and Hygiene: We understand the importance of a clean and healthy environment. Part of your fees go towards regular cleaning services to ensure that all areas, including gym floors, restrooms, and common spaces, are maintained at the highest standards of cleanliness. This includes 5 hours of daily cleaning, provision of cleaning chemicals, consumables and sanitary hygiene. 

 

  • Acquatic Maintenance: The aquatic area must be maintained inline with the public health guidelines. This involves daily pool water quality monitoring, regular maintenance of pool equipment and supply of water treatment chemicals.

 

  • Gym Equipment Lease: The cardio equipment at the club is on a 48-month lease. The club is required to facilitate the monthly lease payments.

From setting up essential infrastructure and technology to keeping the lights on, paying staff, and maintaining a clean and safe environment, your contribution allows us to provide a high-quality experience for everyone who steps through the doors.

If I do not use ​ the Club, ​ do I still have to ​pay any fees?

Yes, lot owners are liable to pay any outstanding fees, charges, contributions, or amount owing to the Owners Corporation in respect of that lot, in accordance with their lot liability.

 

What do my ​OC fees ​go towards?​

90 % of the lees received from members go towards the maintenance and management of Club Alamora, with the further 10% allocated towards the management and administration of the Owners Corporation.

 

My house has not been built yet; ​should I still pay the fees?

Yes, lot owners are liable to pay their owners corporation levies from the date of settlement of their lot. Your conveyancer should assist with calculating any pro rata adjustments required at settlement.

 

Do tenants residing in Alamora get to access Club Alamora?​

The Club Rules state that a Lot Owner may authorise and convert their access to Club Alamora to their tenant. Either the Lot Owner or Tenants can have access to Club Alamora, not both. Tenants must please ensure they have their landlord's authority to access the club by contacting their property manager or landlord directly.

 

What happens if ​I do not pay my OC fees by the due date?​

Lot owners who do not pay their fees by the due date (found on the fee notice) will receive a final fee notice as a reminder of the overdue levies, as required in accordance with the Owners Corporation Act 2006. Further, as per the motions passed at the AGM, unpaid fees will incur interest and may result in fee recovery proceedings.
